Terms & Conditions

Accommodation is subject to availability at the time of confirmation at the tariffs applicable for the season.
By proceeding with a booking, you agree to the terms and conditions outlined here.

Cancellation Policy

Our cancellation policy is provided on our website and on the booking platform you used (such as Booking.com or another online travel agent).
By confirming your booking, you agree to the cancellation terms detailed during the reservation process.

At the time of booking, your card may be pre-authorised for the amount of the first night’s stay.
Full payment may also be pre-authorised up to 4 weeks before arrival. Please note that all pre-authorisations and deposits are non-refundable in the event of cancellation.

Please Note: Pre-authorisation is not an immediate charge but may temporarily reduce your card’s available spending limit.
Depending on your bank, the amount may be held in a suspense account. The pre-authorisation will be released after check-out,
provided there is no damage to the room or breach of terms.

In the event of non-arrival (no-show), the full balance for the stay will be charged to the card provided, and you will be notified.
Pre-authorisations also act as a security deposit, which may be retained to cover damages, theft, or evidence of smoking in the property.
Guests will be notified of any charges made.

Payment Processing

We use a secure third-party booking system to handle reservations. All payments are processed via Stripe to ensure your card details are managed safely.
If the card used to secure the booking is invalid, you will be notified and given 12 hours to provide valid details.
If new details are not provided, the reservation will be automatically cancelled.

House Rules

  • Smoking and Drug Use: Smoking and the use of drugs are strictly prohibited anywhere on the premises.
    If evidence of smoking or drug use is found, a £50 charge will be applied to the card on file, and guests may be asked to leave immediately without a refund.
  • Disturbance: Guests causing a disturbance to others will be asked to leave immediately without a refund.
  • Occupancy Limits: Rooms must not exceed the number of guests stated in the booking.
  • Check-In and Check-Out: Check-in is from 3 PM. Check-out is by 10 AM.
    If you plan to arrive after 6 PM, please notify us in advance. A key safe is available for late arrivals.
  • Quiet Hours: To ensure a peaceful environment for all guests, quiet hours are in effect from 10 PM to 8 AM. Guests creating excessive noise during these hours will be asked to leave without a refund.

Accessibility

All rooms are located on the 1st, 2nd, and 3rd floors and are accessible by stairs only.
Guests with mobility concerns should contact us directly to discuss accessibility options before booking.

Room Cleanliness and Damage

Guests are expected to leave rooms in a reasonable condition. Excessive cleaning fees may apply if the room is left in an unusually untidy state.
Any damage to property or missing items will be charged to the card on file, and guests will be notified of the charges.

Lost Property

We cannot take responsibility for valuables left in rooms. Any items left behind will be kept for 14 days, after which they will be disposed of.
Postage can be arranged for returning lost property at the guest’s expense.

Late Check-Out and Early Check-In

Late check-out or early check-in may be available upon request and subject to availability. Additional charges may apply. Please contact us in advance to make arrangements.

Lost Keys

A replacement fee of £25 will be charged for any lost or unreturned keys, including key safe keys.

Important Information

When booking your stay, you are entering into a legally binding contract. We recommend taking out holiday insurance to cover unforeseen cancellations or emergencies.
